A: We do our best to design our plans to meet the basic requirements of the IRC, but we cannot guarantee that it will not potentially require review by a local designer, engineer, or architect as almost every state has modified the IRC to meet local building conditions. Other requirements for earthquakes, flooding, tornadoes, hurricanes, snow loads, heavy rains, forest fires, etc. all make it impossible to design a plan to meet each individual state requirement. Please note that this plan is designed with a truss layout for the roof and so there will be no sizing on the plan for rafters and ridge boards. The plans do not include a plumbing layout, duct system layout, solar or sprinkler designs. This plan is available in either 2x6 or 2x4 exterior walls. The plan set includes a foundation plan, a fully dimensioned floorplan, an exterior door and window schedule, elevations of all sides, a trussed roof layout, two building sections, construction notes, kitchen cabinet elevations, wall and footing details and an electrical layout.
A: The square footage of the walkout basement is 1024 sq.ft. Please note that the width of the house increases 4 feet to allow for the staircase which also increases the main level to 1024 sq.ft.
