Q:What type of CAD do you provide? I prefer dxf. Will you send a PDF with the CAD at no extra charge?

A:There is not enough room on the upper level to put 2 Bedrooms but we do have multiple other plans that are posted on the site that have 2 Bedrooms .
Q:Hi, I really like this 3 car garage/apartment plan, but had a couple questions. 1- Is there a way to see a picture of the back of this plan 2- Is there any virtual video available to observe the inside to get a feel for the visual appeal versus just a written floor plan. A:Attached are the rear and side views. Currently there are no interior views available.
Q:Does this plan utilize an attic truss for the upper living space or is a beam and truss joists (TJI) used to create the roof?
A:This roof is best constructed “stick” built using 2 x 8 rafters per your local code requirements. The floor system is specified as a “pre-engineered” floor truss per the manufacturers specifications.
Q:Do the larger dormer areas shown on the front and rear elevations require steel beams to support the floor joists?
A:There are no steel beams required in this design. The floor joist are “clear span” pre-engineered floor joist provided by your local lumber company
