Q:Where is the sub panel for electrical located in the house ?
A:That is something that the builder and the homeowner would decide on together. Typically it is a code requirement as well.
Q:I’m interested in this house, but confused about ceiling height over living room up to open second floor. It states a ceiling height I think of 9’ in the living room, but also says it is open up to the 2nd floor open balcony. Is it sloping up or not? If not can it be?
A:The ceiling would come be around 17’ total.
Q:What is the snow load in this plan?
A:That has to be determined by an engineer in the area where the plan is being built.
Q:What are the roof pitch’s for the main roof and the deck
A:12/3.5
12/12 main
Q:Can this house be built on pilings?
A:Absolutely!
Q:We are seriously studying this plan. Where is the back door to the kitchen on the website picture? the drawing only shows windows. Thank you
A:It is only available there with the garage option. If you purchase the plans, just ask for the version with this option.
Thank you and have a wonderful day!
Julie
Q:Where would the mechanical closet be located?
A:It would be based on the code for the area.
Q:My county requires a 4/12 roof pitch. Can I get blueprints for this?
A:That would cause the entire 2nd floor loft would be considerably smaller. And there is a possibility that the stairs may not even work.
Q:Is the 17' ceiling in living room a cathedral ceiling and is it 17' at peak?
A:Yes but it does slope on both sides due to the loft. And it does flatten out in the middle. It's actually 18'
Q:I saw in previous comments the open to below ceiling height is 17’. Is that based on cathedral ceiling with a peak in the center? Do you have pictures showing the staircase I’m not understanding where Head room is coming from to get up the steps
A:At this time, we do not have any finished photos of the interior.
Q:Not sure how the stairs going up to the loft have enough clearance with the roof line? Do the stairs turn to the right at the top? If so how many steps?
A:It's a vaulted open ceiling. They go straight up
Q:what are the various ceiling heights i.e. main living space and what does it drop to in the kitchen; bedroom ceiling heights?
A:They are 9 throughout the house and then 17' to the very top on the open to below area
Q:What size are the prints?
A:24 x 36
Q:Does the set of blueprints include architectural drawings?Do the plans include structural and MEP drawings As well? Does it include specifications for the building of the house?
A:All plans and details are drawn at 1/4" scale or larger and include: designer's rendering of front elevation; foundation and dimensioned floor plans; electrical plans; section through house; all exterior elevations; selected interior elevations; door and window sizes; fireplace details; stair details; molding details; cabinet details; roof plan and exterior details. Most plans include alternate basement plans. Floor plans and elevations depicted are subject to minor changes. Floor plan dimensions on layout are approximate. Consult working drawings for actual dimensions and information. All total square footage figures represent heated square floor space only. They do not represent two-story vaulted spaces, garages, unfinished areas or basements.
Q:Do the elevations show the heights and all measurements?
A:Yes they do.
