COOL Plan Description
COOL Rambler Plan 24249 with Walkout Basement, Wraparound Porch and 2-Car Garage
COOL house plan 24249 delivers a stellar combination of classic Rambler styling, smart construction, and family-friendly living. Featuring 1,741 square feet, 3 bedrooms, 2 bathrooms, a basement-level 2-car garage, and a spacious wraparound front porch, this far out design proves you don't need an oversized home to enjoy outstanding comfort and timeless style.
One of the coolest features of house plan 24249 is its generous wraparound front porch. Whether you're relaxing in a rocking chair, enjoying your morning coffee, visiting with neighbors, or watching the kids play outside, this inviting outdoor space becomes a natural extension of the home's living area. The wraparound corner adds extra architectural character while enhancing the home's welcoming curb appeal.
Inside, the open-concept layout creates comfortable connections between the living room, dining area, and kitchen while still giving each space its own identity. A beautiful stone-faced fireplace serves as the centerpiece of the home, naturally separating the living and dining areas while adding warmth and classic character throughout the main floor.
Vaulted ceilings make the living spaces feel bright and expansive, while attractive wood flooring adds warmth and timeless appeal. The result is a home that feels much larger than its footprint while maintaining an inviting, comfortable atmosphere for everyday life.
The kitchen offers efficient workspace, practical storage, and excellent flow into the surrounding living areas, making meal preparation and entertaining equally enjoyable. Whether hosting family dinners or holiday gatherings, the open design keeps everyone connected.
The private owner's suite offers a comfortable retreat complete with its own full bathroom and generous storage, while two additional bedrooms provide flexible space for children, guests, hobbies, or a home office as your family's needs change over time.
Downstairs, the full basement houses the spacious 2-car garage while providing valuable storage and future expansion opportunities. The lower level can easily support hobbies, workshop space, seasonal storage, or future finished rooms, giving homeowners flexibility that grows along with their lifestyle.
Perhaps the greatest strength of this design is its efficient rectangular footprint. By simplifying construction without sacrificing comfort or architectural appeal, house plan 24249 offers excellent value while still delivering vaulted ceilings, an open floor plan, beautiful outdoor living, and exceptional functionality.
Perfect for sloping homesites, the basement foundation allows this Rambler to maximize both living space and storage while preserving the convenience of single-level daily living.
Whether you're searching for a first home, retirement home, family residence, or affordable forever home, house plan 24249 delivers comfort, flexibility, and unmistakable COOL Rambler style.

Fireplace Details If the home you have chosen includes a fireplace, the fireplace detail will show typical methods to construct the firebox, hearth and flue chase for masonry units, or a wood frame chase for a zero-clearance unit. Available for most plans.
Foundation Plan These plans will accurately dimension the footprint of your home including load bearing points and beam placement if applicable. The foundation style will vary from plan to plan.
Roof Plan The information necessary to construct the roof will be included with your home plans. Some plans will reference roof trusses, while many others contain schematic framing plans. These framing plans will indicate the lumber sizes necessary for the rafters and ridgeboards based on the designated roof loads.
Typical Cross Section A cut-away cross-section through the entire home shows your building contractor the exact correlation of construction components at all levels of the house. It will help to clarify the load bearing points from the roof all the way down to the basement. Available for most plans.
Detailed Floor Plans The floor plans of your home accurately dimension the positioning of all walls, doors, windows, stairs and permanent fixtures. They will show you the relationship and dimensions of rooms, closets and traffic patterns. The schematic of the electrical layout may be included in the plan.
Stair Details If stairs are an element of the design you have chosen, the plans will show the necessary information to build these, either through a stair cross section, or on the floor plans.
