The blueprints for most home designs include the following elements, but the presentation of these elements may vary depending on the size and complexity of the home and the style of the individual designer:
Exterior elevations show the front, rear and sides of the home, and include notes on exterior materials, details and measurements. Roof details show slope and pitch, as well as the location of dormers, gables and other roof elements, including clerestory windows and skylights. Details may be shown on the exterior elevation sheet or on a separate diagram. Note: If trusses are used, we suggest using a local truss manufacturer to ensure compliance with local codes and regulations.
Foundation plans include drawings for a standard, daylight or partial basement and/or a crawlspace, or slab foundation. All necessary notations and dimensions are included. (Foundation options will vary for each plan. If the home you want does not have the type of foundation you desire, a generic foundation conversion diagram is available.)
Interior elevations show the specific details of cabinets (kitchen, bathroom and utility room), fireplaces, built-in units and other special interior features, depending on the nature and complexity of the item. Detailed floor plans show the placement of interior walls and the dimensions of rooms, doors, windows, stairways, etc., on each level of the home.
Cross sections show details of the home as though it were cut in slices from the roof to the foundation. The cross sections specify the home's construction, insulation, flooring and roofing details.
General specifications provide instructions and information regarding structure, excavating and grading, masonry and concrete work, carpentry, thermal and moisture protection, and specifications about drywall, tile, flooring, glazing, caulking and sealants.
Note: Regional variations, local availability of materials, local codes, methods of installation and individual preferences make it impossible to include much detail on heating, plumbing and electrical work on your plans. Your home's ductwork, venting and other details will vary depending on the type of heating and cooling system (forced air, hot water, electric, solar) and the type of energy (gas, oil, electricity, solar) that you use. These details and specifications are easily obtained from your builder, contractor and/or local suppliers.

Q:What is the height of the crawlspace wall including the footings? Do you offer a frost wall depth foundation if it's not already included in the plans? We're in Montana.
A:Hello,
From bottom to top the height is 4' 11 1/2". That does not include the footings.
We are in Minnesota, so our plans allow for the frost line.

Q:I noticed under the price plan additional notes that there was a site restriction that this home could not be built within a 100 mile radius of Richmond Virginia and wanted to know why this restriction exists?
A:That plan was designed for a builder that works in and around Richmond. He agreed to let us sell it as long as that restriction was in place.

Q:What's the minimum distance from the edge of the driveway to the garage door opening to allow for ease/proper loading ? We have a 100' wide lot, the edge of the house has to be 10' away from the lot line but the driveway can go all the way to the edge of the lot.
A:Typically you want a 10ft turn radius plus the length of the vehicle. So 30-35ft is recommended for the driveway (from the face of the garage).

Q:Is the walk-out located in the rear of the plan or on the side of the plan?
A:The walkout is located in the rear of the home.
Q:I see that upstairs has a loft. Does this mean that the loft area opens up to view over the great room? If so, would that one open section be two story height?
A:This plan in stock form does not open up to the great room below. We can modify the plan to do so with a few options.
1) If you want a full 2 story great room you will have to add a dormer on the rear of the house to get a flat 2 story ceiling
2) Open up the loft wall to below with a railing, it will have a sloped ceiling on the rear of the great room.
Q:House Plan 42698 We are interested in the above plan. wondering if you had any pictures of this as a reverse. I'm assuming there is a vaulted ceiling in the great room due to a loft, but I don't see any pictures. last question. A:Yes, there should be no issue using our plans to submit for Superior Walls Systems precast walls.
Q:What is the size of the prep kitchen, what is the size of the pool? I do not see any sort of storage space or closet in the master bath. Is that correct?

The prep kitchen is 11'3" x 6'3". The pool is not included in the plan. You can add cabinets under the sink, but otherwise the walk in closet is right off the master bath.

A:The plans are fully dimensioned for the truss manufacturer to layout their design. We call out for a min. L/480 deflection or less along with the height of the truss we have drawn in for flooring and any heel heights for the roofing trusses.
