COOL Plan Description
Rustic Craftsman Farmhouse Plan 51992 with 3 Bedrooms, Luxury Master Suite and Expandable Bonus Room
House Plan 51992 is a stellar Modern Farmhouse with just the right dose of Rustic Craftsman attitude. Offering 2,358 square feet, 3 bedrooms, 2 full bathrooms, a powder room, and an attached 2-car garage, this one-story design packs its space with features families will actually use. Exposed porch trusses and beams bring the curb appeal, while volume ceilings, a gourmet kitchen, split bedrooms, flexible office space, and a seriously impressive owner's suite make the interior equally choice.
The front porch gets this house started with exposed trusses and beams that add warmth, dimension, and unmistakable Craftsman personality. It's a great counterpoint to the cleaner lines of the Modern Farmhouse exterior. Add some rocking chairs and you've got a welcoming place to catch up with neighbors, while the covered rear porch offers a more private outdoor escape.
Inside, volume ceilings give the main living spaces an immediate wow factor. Near the foyer, a flex room can remain open or be enclosed to create a dedicated office or study. That means the floor plan can adapt to the way you live instead of forcing you to adapt to it.
A gas log fireplace with built-ins anchors the great room and creates a natural destination for family time. The open arrangement continues into the kitchen and dining area, keeping conversation flowing whether everyone is watching the game, making dinner, or hanging around the island.
And this kitchen is ready for a crowd. A large island provides plenty of prep space and seating, while the oversized walk-in pantry gives groceries, small appliances, and bulk purchases somewhere to disappear. It's a groovy setup for anyone who likes a clean kitchen but owns enough cooking gear to stock a restaurant.
The split-bedroom layout puts the owner's suite on the opposite side of the home from the secondary bedrooms. A tray ceiling adds architectural interest, while the private bath includes separate vanities, garden tub, shower, and enclosed toilet. Then comes one of the coolest features: a massive 9-foot 8-inch by 14-foot walk-in closet with a pocket door directly into the laundry room. Dirty clothes have officially run out of excuses.
Two secondary bedrooms share a full bathroom with double sinks, helping busy mornings move along faster. Linen storage in the bathroom and hallway adds another layer of practical organization while keeping the children's or guest wing comfortably separated from the owner's retreat.
Covered porches on both sides of the house give you two different outdoor personalities. Hang out on the front porch when you're feeling social or head to the rear porch when you're ready for some peace, outdoor dining, or a relaxed evening with family.
Need more room? Finish the optional space above the garage and add approximately 396 square feet plus another bathroom. Turn it into a guest suite, game room, media room, hobby space, or office and give this already flexible house another dimension.
House Plan 51992 is a righteous blend of Modern Farmhouse simplicity and Rustic Craftsman detail. With dramatic ceilings, exposed porch beams, a social kitchen, split-bedroom privacy, a huge laundry-connected owner's closet, flexible space, and an expandable bonus room, this design puts smart living right alongside great style.

Q:Hi, my name is Vitaliy Can you please find for me dimension from master bedroom rear outside wall to the rear outside dining wall And distance from pantry front outside wall to the longer garage outside front wall (closest to the street) I need these dimension for septic lay out .Thanks
A:12' and 15' respectively
Q:Can the ceiling in the great room be a vaulted ceiling?
A:It is possible to have the ceiling vaulted. It will need to be a lower pitch than the exterior to allow for ductwork, lighting, etc. to be installed.
Q:How high from the foundation are the windows? Wondering if the plan calls for tempered glass?
A:The windows are all different sizes, so the distance from the floor varies. Tempered glass is not required unless all four of these conditions exist:
1. A single pane of glass in the window measures more than 9 sf
2. The bottom edge is less than 18" from the floor
3. The top edge is more than 36" from the floor
4. There is a walking surface within 36" of the glass
Since the windows shown are double hung and do not have any single pane larger than 9 sf, tempered glass is not required by code. You will need to verify that this condition matches the requirements of your local codes.
Q:Which way do the ceiling joist run in the garage? Front to back? Is the garage clear span with no support post in the garage?
A:There is a bonus room above the garage so there are pre-engineered floor joists spanning left to right over the garage.
Q:What is the width of the board and batten shown in the picture? Is it 8”x12” or 12”x10”?
A:The plans do not specify a spacing on the board and batten. They are simply labeled "Board and Batten Siding". The spacing will be up to you and your builder to select based on the siding product that you use.
Q:Would there be any more room up stairs to maybe build one other bedroom in the future, with this plan?
A:There would be enough room over the kitchen area to add another bedroom. The ceiling framing in that area would need to be upgraded to accommodate the floor loads. Also, the current bonus room would have to be redesigned to access the space with adequate headroom.
Q:Does this plan have the option to have a 9 foot garage door opening? If not, do any of your plans have a 9 foot high door option?
A:None of our plans feature a 9' tall garage door. This will require modifications to the garage ceiling framing in order to have enough headroom for the taller door.
Q:I'm assuming the 25-8 measurement in the garage is referring to the widest point being to the nook? If so, how wide would it be to the wall, where the car would be parked?
A:The 25-8 does not include the nook area.
Q:Hi - how large are the 2nd and 3rd bedroom closets?,
A:Approximately 3'x6'.
Q:Any chance of getting a 12 foot flat ceiling or a vaulted ceiling in this great room? I cant see the roof lines on this sketch plan. Thanks
A:Either option is possible...you could make the change with your builder on site or click the "Modifications" link to receive a price and timeframe to incorporate the change into the plans.
Q:Hello, Do you have any pictures of what the bonus area would look like? We are trying to figure out the height of the slope in the roof. Thank you.
A:Unfortunately, we do not have any interior photos of this plan yet.
Q:Can your company show a cross framing to show which direction vaults in ceilings ? Plan 51992
A:This plan doesn't currently include any vaulted ceilings. We do offer modifications if you are interested in adding that option. Click the modifications link to provide a description of the changes you'd like to include and receive a cost a timeframe to include those changes in your final plans.
Common Questions:
