What is Included in this House Plan?
These plans agree with basic FHA/VA regulations, and meet (CABO) one and two family dwelling code. Check with your builder regarding local codes that may vary. Minor alterations can be made by your local builder without drawing new plans. The owner and contractor assume the responsibility to meet all local codes.Square footage calculations are based on total heated space only and will NOT include garages, porches or exterior storage areas. NOTE: Thses plans will include ALL of the following:
FOUNDATION PLAN-On many of our plans we offer you options on the type of foundation you prefer. The available options for each plan are shown on the page with the plans.
FLOOR PLAN-Included with your plans will be a detailed floor plan, 1/4 inch scale, including location of lights, receptacles, switches and plumbing fixtures. Window and door sizes are noted.
ELEVATIONS-Our plans include complete front elevations drawns at 1/4" scale, other elevations drawn at 1/8" scale.
DETAILS-We furnish any necessary sections for construction of the home like Wall Sections, Stair Sections, Foundation Sections, etc.

A: Good Morning! This plan does not include a fire suppression system detail.
A: It can. If it vaults just in the family room the kitchen would need to have a flat ceiling. We can vault the ceiling in the family room for $225.00 in a 1 week +- timeframe
A: The photos were submitted by a previous owner and we have no idea where it was constructed.
A: If you finished the entire Lower Level the square footage is 3099. If you have a specific area tell what areas and we can tell you the square footage.
A: Q: When built on a slab, where are the hot water heater and HVAC located? A: In a storage closet that replaces the basement stairs going down. Q: Where is the main breaker box located? A: That will be based upon where you main power enters the house per your electrician. Q: Also, where does the window above the front entrance open up to? A: Attic Space. Q: Is it just cosmetic? A: Yes.
A: Most any building supply dealer can order them for you. Just show them the picture
A: It will according to what foundation plan you will be on. If it will be on a slab foundation it would be approximately 9’-4”. If it will be on a basement it would approximately be 10’-0” This is a site controlled issue that the builder will handle.
A: The basement staid area turns into a storage closet. We can redesign that area to make a bigger Mud Room entry if a storage closet is not needed for $350.00 additional in a 2 week +- time frame
A: As it states on the web site the Family Room / Kitchen area is a 12’-0” tall, coffered ceiling. Also, as it states on the web site the Family Room is 28’-0” deep form the Foyer wall to the rear Family Room wall
A: It would be impossible to make it 2500 square feet. We suggest that if your budget is 2500 square feet focus on that range and not 3100 square foot plans
A: Approximately 14’-0” to the very peak of the vault
A: It can be. You can do that on the job site, or we can make the wall conversion for you for $250.00 when you place the order
A: The Powder Room is 6’-0” X 6’-0”
A: This plan meets all the national code requirements, but your area may have amendments to that code. Our plans make it through all building departments except the ones that do have some amendments. Some areas may also require special wind shear, snow load or seismic requirements that may need to be done at you local level. If any of these are required in your area your builder will have access to professionals in your area that can supply those items needed.
A: The master bath is a total of 12’-6’ X 16’-0” The master closet is 12’-0” X 14’-0” Bedroom 3 bath is 12’-0” X 6’-0” Bedroom 2 & 4 bath is 16’-6” X 10’-10” which includes Bedroom 4 closet There are no additional photos of the plans available
