Elevations
Drafted at ¼" scale for the front and 1/8" scale for the rear and sides. All elevations are detailed and an aerial view of the roof is provided, showing all hips, valleys, ridges and framing.
Foundations
Drafted at ¼" - 1' scale. This plan is designed as a slab foundation. Optional basement or crawl space foundations are available. Basement foundations may require additional engineering for steel beam sizes.
Main Level Floor Plan
Drafted at ¼" scale. 2" x 4" walls are standard. The detailed drawings include such things as ceiling treatments and header locations.
Second Level Floor Plan
Drafted at ¼" scale. Drafted to the same degree of detail as the main level floor plan.
Interior Elevations
Kitchen cabinet elevations are drawn.
Electrical and Sections
The electrical plan shows suggested electrical layout for the main and second level floor plans. Typical wall, stair, brick sections are provided to further explain construction of these areas.
NO Re-use Fee
As the original purchaser of a home plan, the Construction License permits you to build the plan as many times as you like.
Running Blueprints
If your plans are sent to you on vellum paper they will reproduce well on your blueprint machine. The Construction License authorizes you or your blueprint facility, at your direction, to make as many copes of the plan from the vellum masters as you need for construction purposes.

Q:Do the bedrooms upstairs have sloped ceilings, or flat? If sloped, what are the heights of the walls before sloping, and do they meet at a point, or flatten out?
A:They are all flat 8' ceilings, including the bathrooms and closets
Q:Have you designed this plan or similar plan that has a garage? Can this plan be on a basement and on the second story is the attic space shown behind the bedrooms able to be turned into living space? And where on the plan is the mechanical area? Furnace hot water etc... Thanks

Q:Does the plan come with framing? Does it come with wall sections?
A:There is a a roof plan, floor framing direction of spans is found on the first floor plan.
There is typical wall section, and a full building wall section can be sent extra if requested at no extra cost, typically only Canadian customers request the full section.
Q:Would it be possible to build this house without the 3rd bathroom in bedroom #2 and maybe just make it the same as bedroom #3?
A:Yes, that would work fine. The cost for that change would be $180 without a prelim floor plan, $280 with a prelim floor plan, time 2-3 days
Q:(1) How is the fireplace vented? I don't see a chimney in the pic. (2) Can this house be constructed with brick instead of siding? I just found out our covenants require brick. Many thanks.

Q:Hi there, is there space to add a small bathroom in the attic off of Bedroom #3? I wasn't sure if the eaves are too low, etc. Thanks.
A:Yes, there is room to match the same bathroom/closet as in Bedroom #2. Please contact our modifications department for the cost to make that change.
Q:I noticed that the water heater is located under the stairs. What if I have a gas water heater? Where would it be located?
A:You would need to take 2 feet from the rear of the master closet to make a mechanical closet accessed from the rear and place the water heater there
Q:If I build this plan, where would be the best place for a detached double garage? Do you have any plan recommendations?
A:I would place it on the dining room side and have a door coming in from that side.
Q:Question 1: Is is cheaper to do slab or crawl space? Question 2: Would it be feasible to create a man cave in the attic space? Or where would you suggest to locate it? Question 3: Do the plans come with plumbing schematics?
A:A slab costs less unless the slab is above the ground level by a large amount, usually if it higher than three feet.
An extra room could be added in the attic, but it would have to be accessed from bedroom 3, that is the only location upstairs.
There are no schematics for the plumbing, that is typically only done on commercial plans

Do you have a cross section or anything that you can send to me that would show how the back wall of the walk-in closet and the bath can be 8' tall? Looking at the side and rear elevations it looks like the ceiling would have to begin to drop down within a couple feet behind the bedroom windows.
Is this roof entirely raftered or is it possible to use any roof trusses?
A:sorry, I don't have a section that shows it, it is far enough from the rear wall that it has allready atained the full height.
The roof is rafters with a note for optional trusses, most truss companies would not build it with trusses
Q:Hello, What does the initials a.c. stand for on the boxes in the attic? What's the ceiling clearance near the tub (back wall) in the bathroom near bedroom 2? Also, could you tell me what the wall heights are for both levels? Thank You!
A:AC stands for airconditioner
8' high, all rooms and bathrooms upstairs have a full 8 foot ceiling
The first floor ceilings are 9 feet, the second floor ceilings are 8 feet
