Our working drawings include the following..
We use AutoCAD to produce our working drawings. This allows us to be 100% accurate on our dimensions as well as coordinate all drawings with the highest level of precision. Below are examples of what comes in each working drawing set...
Floor Plans -
For each level we include... a 1/4"=1'-0" scale floor plan indicating frame walls and masonry with dimensions, notes, door and window sizes, room names and floor finishes, cabinet, shelving, fixture locations and notes, ceiling conditions, electrical/lighting fixtures and switches.
Exterior Elevations -
We include... Front Elevation at 1/4"=1'-0", side and rear elevations at 1/8"=1'-0", plate heights, roof overhangs, material/surface notes, window heights, roof pitches, material hatching for clarity, floor to floor dimensions and any other detail we feel is necessary to explain the construction.
Cabinets/Building Sections-
Cabinet elevations at 3/8"=1'-0", showing cabinets, appliance locations, plumbing fixtures, shelving, counter/backsplash surface, cabinet material and finish, niche details and any other special situation that cannot be understood from the plan view. Building Sections are included only when there is no other way to indicate the spatial characteristics of the home. This information is quite often indicated well enough on the elevations and plans.
Foundation Plans -
We offer a choice of three types of foundations, full basement, crawlspace, and slab foundations. Each comes fully dimensioned, and noted indicating wall composition and thickness, construction detail references to our detail page, beam, pier and column locations and sizes, stair locations for basements, reinforcing steel sizes and step downs in monolithic slabs and ventilation grilles for crawlspaces.
Framing Plans -
For each level we include... a 1/8"=1'-0" scale plan indicating rafter, ceiling and floor joists locations, sizes and spacing as well as lumber grade specified, additional bracing and blocking.
Details -
For each foundation type we include... 3/4"=1'-0" scale details indicating material composition, size and critical dimensions for construction of the primary foundation.

Q:(Plan 65877) My husband and I really love this plan, the only issue is we are concerned that the pantry is not as large as we would like. What are the dimensions of the shown pantry?
A:Its is 3’-8” x 3’-8”clear inside.
Q:how tall is the ceiling in the master bedroom?
A:11’-6” to the peak.
Q:Does the width include the little wall that is sticking off the front right side of the house?
A:It does not. That wall is an additional 8’ long.
Q:What do the plans call for in the siding? I'm going to choose walkout basement. Is that drawn to have brick and stone? I want stone on the front and brick for the rest of the house?
A:Masonry is easy to change as you will need to specify what type and where on the house you want it anyway.
We call for a mixture of vertical siding and cedar shakes. The walkout basement is masonry all the way up to the first level.
Q:How tall are the ceilings in the bonus room?
A:8’-0”
Q:We bought this plan from you and my question is can the garages all fit a Tahoe SUV
A:My data from Chevy online shows a Tahoe is 204” in length or 17’-0”. We have 18’ clear from the overhead door to the wheel stop and another 3’-5” beyond that to the wall on the smaller bay. The other two bays are 2’ deeper.
Q:What are the dimensions of the pantry?

Q:We ordered this house plan. We need to know the depth of the kitchen island for our cabinet guy. We know the width is 8' 10" but what is the depth. Thank you.

Q:We are trying to decide between house plan 65877 and 65871 (3-car garage version). Can you tell me if plan #65877 will be a lot more expensive than #65871 due to the exterior materials used? Also, can you tell me the dimensions of the master bath shower for each plan? Thanks for your help.
A:I don’t see the materials being used to be a big cost difference other than the metal roof used in the 65871. The size difference may make a difference though from 2595 SF to 2106 SF (htd).
Q:Is it possible to remove the dual fireplace from the family/dining room and insert a common hallway to access bedrooms rather than going through the family room?
A:It is possible. Might need to push the front of the dining forward a bit though.
Q:How big of a lot is needed to build this house? Will .3 acres be enough?
A:That’s going to be tight. The critical dimension is the width, which needs to be a minimum of 101’-7”. I come up with slightly more than .3 acres if you figure a 25’ front and rear setback. That’s assuming a perfectly rectangular lot.
Q:Hi, Is the wall between the family room and bedroom a load bearing wall? Would it be possible to extend the family room and reuse the leftover space for something other than a bedroom? Thanks Suzanne
A:That wall is load bearing but could be replaced with a beam making it possible to extend that space into the bedroom.
Q:Is the bonus room ceiling height a uniform 8ft or does is slope down? Also, do you have modification with vaulted ceilings in the family room?
A:Bonus Room slopes down to 5’ side walls. Vaulting the ceiling in the family would be easy to do in the field with your builder.

A:No 2 car version available. Would have to be modified.

A:Yes same price as basement. Specify when ordering.
Q:Can the garage have a 9' ceiling?
A:If you drop the floor a foot via 2 steps down into the garage, it is possible to do that and not encroach on the bonus room above it.

Q:What is the ceiling height on the entry and the family room?
A:Both start at 11’ and step up to 12’
Q:does the master bedroom dimensions on the plan include the sitting room ? Can the house be built without the portico that comes out over the garage?
A:Yes and yes.
Q:If you get a slab basement, where does the Furnace and Water Heater go?
A:A/C and heating almost always go in the attic. Water heater can go up there as well with a fiberglass pan underneath it (for leaks) or you can create a small closet for it in the garage.
Q:I see a set of stairs leading down but no basement floor plan. Do you have one available for viewing?
A:The basement just follows the perimeter of the exterior walls(not including porches).
Q:We are wanting to change the box ceiling in the family room to a vaulted ceiling. The modifications center said it was possible but was not sure how high of a vaulted ceiling it would be based on the roof pitch. Could you help me know how high the vault could be in the family room?
A:I would not follow the roof line anyway - too steep. I usually recommend a 6:12 pitch on the interior.
