COOL Plan Description
Best-Selling Mountain Plan 72277 with 1,928 Sq Ft, 3 Bedrooms and Vaulted Living
Best-Selling Mountain House Plan 72277 proves you don't need a massive footprint to create a home with serious presence. Within 1,928 square feet, this choice design delivers 3 bedrooms, 3.5 bathrooms, an attached 2-car garage, dramatic vaulted ceilings, a spacious island kitchen, walk-in closets, and inviting outdoor living. Build it as your everyday home or turn it into a mountain, lake, or wooded getaway where the architecture can make the most of a killer view.
The exterior has the relaxed rustic personality that makes Mountain homes feel right at home in beautiful surroundings. A covered front porch provides a warm welcome while creating a sheltered place to sit outside. Put this house among tall trees, rolling terrain, or distant mountain views and its natural character really starts working.
Open the front door and the vaulted foyer immediately raises expectations—literally. Extra ceiling height creates drama and a greater feeling of volume without requiring additional floor area. That sense of openness carries into the primary living spaces, helping this sub-2,000-square-foot home feel considerably bigger than the numbers suggest.
The main gathering area is designed around connection. Instead of chopping the interior into a collection of formal rooms, the layout encourages family and friends to share the space. Generous windows invite natural light inside and can frame the scenery, making the surrounding property part of the experience.
The kitchen gets plenty of territory for cooking and hanging out, with a generous center island providing preparation space, serving room, and a natural place for people to gather. The adjacent dining area stays connected to the action, creating a stellar setup for everything from quick breakfasts to a full house at dinner.
From the dining area, head straight onto the rear porch and take life outside. Grill dinner, pour a drink, pull up a chair, and enjoy whatever scenery made you choose the property in the first place. For a vacation home, lake retreat, or mountain escape, that easy indoor-outdoor connection is tough to beat.
Here's another boss feature: every bedroom gets a walk-in closet. That means family and overnight guests aren't fighting for storage, and the home's 3.5 bathrooms provide excellent privacy and convenience when everyone shows up for the weekend.
The attached 2-car garage adds secure parking plus valuable space for the gear that tends to follow an outdoor lifestyle. Bikes, tools, fishing equipment, hiking gear, skis, and seasonal supplies can stay organized without taking over the house.
What makes Plan 72277 especially appealing is how much experience it creates from 1,928 square feet. Vaulted ceilings make the interior feel expansive, open gathering spaces bring people together, and thoughtful bedroom storage keeps the private areas functional. You get the feeling of a much larger retreat without signing up for unnecessary square footage.
House Plan 72277 is a stellar Mountain design for anyone who would rather invest in character, views, and good living than simply build bigger. With vaulted spaces, three comfortable bedrooms, 3.5 baths, an island kitchen, inviting porches, and a 2-car garage, this best seller is ready for everyday life or one seriously cool escape.

Q:Do you have any conceptual plans or preliminary plans to give subs/contractor more context to make conclusive bids for? estimating and bidding foundation, framing, roofing, and finishes... I can later “upgrade” to full construction rights when I decide to move forward
A:Hello, I hope this email finds you well.
Sorry, no. We do not provide study sets for our plans.
Q:What is the wind load
A:The wind load needs to be calculated by your local engineer.
Your builder or local engineer is responsible for following codes addressing: site conditions, Wind, Storm Surge, and Snow. Therefore, HVAC will also be done by your builder with his HVAC contractor. Hot water placement will be determined by your builder and your local building codes. The builder contractor will have to do the layout per your local building codes. The plumber will have to do the same, plumbing fixture locations are on the plans but the layout will have to be done per local codes.
Q:If we purchase the plans do we get the revit or cad file as well?
A:We only provide AutoCAD files and PDFs.
Q:Will the foundation plan have specs on rebar and tie downs etc?
A:Yes, our foundation plans include typical specifications and are designed for universal conditions.
Please note that these plans may need adjustments to suit your specific site conditions. We recommend having a local structural engineer modify the foundation to comply with your soil testing laboratory findings and local building requirements.
Q:Are the beams sized?
Such as the beam on the timber frame?
A:Thank you for reaching out.
We do not provide structural framing details for our plans. We recommend checking it with the local building department for the most current requirements in your area. The purchaser(s) and/or builder are responsible for any additional expenses incurred while meeting municipality or other construction requirements.
Q:What is the size of the garage door?
A:Thank you for your interest in our house plan.
Per your request, the garage door size will be 18'0" x 8'0". Please see the attached PDF for reference.
Let us know if you have any additional questions—we're happy to assist!
Q:HI what material is the roof and siding of this plan? thanks
A:In response to the question about the roof and siding, the roof material is metal roofing, and the exterior is board and batten. Please note that the exterior is board and batten, not siding.
Q:What roof pitch is on the home and garage? Thank you.
A:Per your request, please find the attached PDF. The roof pitch is 12:12, and the garage roof pitch is also 12:12.
A:Yes you can! Please click the "Modifications" tab above to get more information.
Q:What is the estimated price to build this plan?
A:The national average for a house is running right at $125.00 per SF. You can get more detailed information by clicking the Cost-To-Build tab above. Sorry, but we cannot give cost estimates for garage, multifamily or project plans.
