All home plans are based on the following design assumptions: 8 foot basement ceiling height, 9 foot first floor ceiling height, 8 foot second floor ceiling height (if used), gable roof; 2 dormers, average roof pitch is 12:12, 1 to 2 covered porches, porch construction on foundations.

Not sure what they mean by « trussed aluminum »?
We do not provide any electrical or engineering for our plans or any furnace. This would have to be dealt with locally.
And yes, there are slab details on the foundation plan

Q:What national codes do these plans meet? IRC IBC? What is the snow load?
Our plans meet the IRC 2012 and the snow load is 75 pounds/sq ft

Q:Picture number 4 shows an attached garage, but it's not reflected on the floor plan. Is there an alternate plan?
This is a photo sent to us from a customer who had the plan modified. The original plan does not come with a garage plan. It would need to be modified as we do not have the version with the garage.

Q:I’m building 8 tiny homes 20 wide by 12’ deep two store. 2 bedroom 1 1/2 bathroom. Open 1st floor with 1/2 bathroom under steps. Project is located in Richmond, I wanted each homes exterior character to resemble historic homes in Richmond. Interior floor plan would stay the same for each. What would you charge to draft up a rendering of the eight homes and then a set of floorplans. The homes are going to be side-by-side on a lot that is 27 feet wide by 220’ long.
