Our house plans will include schematic electrical drawings; however, circuiting or wire sizing will not be included. Your electrical subcontractor will typically provide these drawings.
HVAC and plumbing drawings are not included. Your mechanical and plumbing subcontractors will determine the best layout for your site. Local HVAC codes, climatic requirements and commonly used systems vary throughout the country. The direction of how water flow will enter the home vary from case to case. For this reason, it is impossible to provide universal plans.

Q:What is the height of the basement walls? How big is the basement? Can it have little windows like the ones that are up close to the ceiling?
A:There is a walkout basement and a full basement available for sale.
If they purchase the full basement it will come with 1 window well and no transoms. Adding transoms can be done by the builder in the field OR we can treat it as a modification. Basement is completely unfinished.

Q:Do you have any plans similar to this but 2000sqft. Id also be interested in reducing the bathrooms down to 2.5. I like the layout, as well as the way the garage is at an angle.

Q:I noticed that both the lower level and Level One have patios; yet the pictures do not depict anything involving having anything of the sorts. Would a deck be used for the Level One patio if there is a patio that stems off from the lower level?
A:If on basement the patios would be decks. If on slab it would be poured concrete per builder.
Q:If this house were to be built on a crawlspace foundation, there would more than likely be a couple of steps to get up to the house from inside the garage. I don't se space for steps. What would the options be?

A:The 4 columns defining the great room can be removed. LVL can be used there. The column at the corner of the dining room cannot be removed.

Q:I am very interested in this home but can not swing building a home this large. I know that others have asked if you can scale down the square footage and I've read you're responses. By any chance since the last time someone has asked you, have you come up with a smaller version? I'm looking like around 2000 to 2100 sq ft. This house is absolutely beautiful. Q:I have a questions regarding the given dimensions of this plan. When I do the math I get 37 feet deep (front to back) by 72 feet wide (side to side). Where does the 106 foot dimension come into play. I am not using any figures for the garage which I am sure you are but I still don't see that big (106 ') footprint.

Q:Back to the square footage. Where does the (483) that is shown under specifications come from? So basically what I am after is if you did not want the second floor bonus the actual first floor living as shown is (2498)? And if this is the case would there be a way to cut down on the square footage without changing the entire plan?

If you do not want to build the bonus area above the main house you are left with 2499 on the main level

A:the total living area only includes A/C first floor. 2nd floor above main house (497) and area above garage (579) is unfinished bonus.
Q:Wondering if this plan comes in a unfinished basement or finished basement instead of just slab? Also is there any other plans that have the master suite with doors to the outside deck or patio with the ensuite kinda the same. With the tub in the middle with the spacious shower & his & her WICs & dual sinks. I've gone through hundreds of plans & can't seem to find much like it.
