COOL Plan Description
Country Farmhouse Plan 41445 with Wraparound Porch, Home Office and Rear-Entry Garage
Southern Farmhouse House Plan 41445 puts classic porch living together with a seriously practical modern floor plan. Inside its 2,085 square feet are 3 bedrooms, 2.5 bathrooms, a private home office, vaulted living room, island kitchen, walk-in pantry, split-bedroom layout, and attached 2-car rear-entry garage. Outside, a huge wraparound front porch gives this one-story Country Farmhouse the kind of welcoming personality that's tough to resist.
That porch deserves top billing. Measuring 47 feet 6 inches wide and a full 8 feet deep, it offers real outdoor living territory rather than a narrow strip in front of the door. Line up the rocking chairs, create a conversation area, and settle in for an afternoon. It's a choice Southern feature that gives the home instant curb appeal.
Inside, a traditional foyer provides a proper welcome before opening into the living room. Look up and a vaulted ceiling with decorative beams adds serious volume and architectural character. Down at eye level, the fireplace becomes the natural focal point for furniture, conversation, and relaxed evenings at home.
A set of barn doors opens from the living area to a dedicated office. Close them when it's time to get down to business or roll them open to visually expand the space and let more natural light filter inside from the front windows. It's a flexible setup that makes working from home considerably more pleasant.
The kitchen's large island separates the cooking zone without putting up walls. It's headquarters for breakfast, after-school snacks, meal prep, and conversations with the cook. The open dining area keeps meals connected to the gathering space, and a walk-in pantry measuring roughly 4 feet 6 inches by 7 feet provides plenty of storage behind another barn door.
Come in from the garage and you'll find one of the home's hardest-working areas. A drop zone catches backpacks, purses, shoes, and everyday gear before they invade the house. Nearby, the large laundry room provides folding counters and storage, while a convenient powder room serves family and visitors.
The split-bedroom layout gives the primary suite its own side of the house. A vaulted ceiling adds another dose of spaciousness, and the ensuite goes big with separate vanities, a freestanding soaking tub, separate shower, private water closet, and a huge walk-in closet. That's one stellar place to call it a day.
Bedrooms 2 and 3 are grouped on the opposite side of the floor plan, giving everyone some welcome privacy. They share a full bathroom with double sinks and a tub/shower combination, creating a practical zone for children, guests, or other family members.
The attached 2-car garage enters from the rear, and that's a boss move for the exterior. Instead of letting garage doors dominate the view, the design keeps attention exactly where it belongs—on that broad Southern porch and welcoming Farmhouse façade.
House Plan 41445 gets the important stuff right: porch living, vaulted ceilings, a fireplace, dedicated office, big pantry, organized garage entrance, split bedrooms, and a luxurious primary retreat. It's a Country Farmhouse built for people who appreciate traditional Southern character but want a floor plan that works for the way families live today.

Q:How much counter space is between the cooktop and the oven, and also the counter space on the other side of the cooktop?
A:About 31" on each side.
Q:Are the interior doors 8' tall?
A:Yes.
But if purchasing the bonus room option, there are some 6'8" door heights for the 9' ceiling height.
Thank you and have a great day!
Q:How wide is the opening between the living room and kitchen?
A:17 FEET
Thank you and have a great day!

Q:How tall is the fireplace hearth? It looks pretty close to the ground. What are the dimensions of the upstairs bonus room door that opens into the attic?
A:The plan with bonus option attic door is 2'8"x6'8",
We do not specify the hearth height. That is built to suit the client by the contractor. It also is a gas fireplace so they can do a flush hearth or a raised one.
Q:What is the measurement of the fireplace in relevance to tv pictured?
A:Its 6’ wide
Q:Is the small window in the roof a former window or part of the attic? What is the pitch of the vaulted ceiling in the living room?
A:The dormer window is for aesthetics and is in the attic.
The living room vault is 8:12.
Q:Is there an attic?
A:Yes.
Thank you and have a great day!
Q:Are the porches brick and concrete?
A:Yes its mainly concrete with a brick edge/brick facing.
Q:just wanted to confirm that the brick pocket is on the slab base foundation.. Looks to have brick in the drawing already. Please confirm. Thanks
A:There is a 4” brick water table drawn on the foundation. It is not a full brick ledge which is typically 5.5”.
Q:What is the total width and depth including the eaves of the roof and guttering. We need that for the offset?
A:We don’t design with gutters but the width and depth with the roof over hang is 69’-2” x 76’-2 ½”.
Q:What year and code do these plans meet? Is the slab monolithic or stem wall?
A:We have a CMU block slab foundation and a monolithic slab foundation. Make sure to indicate the client wants a monolithic slab on the order so that we send that one. If it isn’t noted, they will receive the CMU block slab foundation.
If this customer is not in our State of Louisiana, they will receive plans that meet 2018 code.
Q:My refrigerator is 122 inches wide, will it fit?
A:No, not in this kitchen
Q:I am wondering how you calculated the square footage? I increased the size of a few rooms and I am getting the same square footage that is shown. The plan is 41445 and square footage is 2085. Are the hallways and closets included? Thank you, Debbie
A:Hi,
We calculate square footage of the entire home using the outside of the walls. Room sizes are called out as interior sizes.
Hallways/closets…are all included in the overall footage.
Q:Hello, Is there a photo or rendition of the back side of the plans? It would be helpful to see, before purchasing the plans. Thanks! Darab
A:Yes you can! Please click the "Modifications" tab above to get more information.
Q:What is the estimated price to build this plan?
A:The national average for a house is running right at $125.00 per SF. You can get more detailed information by clicking the Cost-To-Build tab above. Sorry, but we cannot give cost estimates for garage, multifamily or project plans.
