COOL Plan Description
New American Farmhouse Plan 41456 with 4 Bedrooms, 602 Sq Ft Bonus Room and Outdoor Kitchen
Mountain Farmhouse House Plan 41456 mixes rugged curb appeal with a floor plan built for a busy family. This New American design packs 4 bedrooms, 2.5 bathrooms, and a 2-car garage into 2,326 square feet, then adds two big covered porches, an outdoor kitchen, split bedrooms, open living, serious storage, and 602 square feet of optional bonus space upstairs. It's a stellar combination of good looks, everyday practicality, and room to grow.
The exterior sets the tone with moody dark gray finishes and a combination of vertical and horizontal siding. Honey-colored board-and-batten shutters and substantial wood porch columns warm up the darker palette, while shingles and shiny black metal roofing give the roofline additional texture. The result lands right between rustic Mountain character and modern Farmhouse style.
The covered front porch measures approximately 29 feet wide by 8 feet deep, so there's room for real furniture instead of a couple of token chairs. Settle in with morning coffee, watch the neighborhood go by, or create a comfortable conversation area that makes the front of the house as livable as it is attractive.
Inside, the great room, kitchen, and dining area work together as one open gathering zone. A gas fireplace gives the great room a cozy focal point for family movie nights and relaxed evenings. Open sightlines keep the cook connected to everyone else and make entertaining considerably easier.
The kitchen island provides seating for four and plenty of room for meal preparation, snacks, homework, or hanging out with the cook. The adjacent dining area adds additional seating and gets its own dose of architectural personality from a tray ceiling without being isolated behind walls.
When the party moves outside, the rear covered porch is ready. There's generous room for outdoor dining and comfortable seating, while the outdoor kitchen puts the grill and food preparation right where the action is. From casual family dinners to weekend cookouts, this is outdoor living designed to be used rather than simply admired.
Three secondary bedrooms occupy one side of the house and share a full bathroom with dual vanities and a tub/shower combination. Keeping this bedroom wing separate from the primary suite gives children or guests their own territory and creates welcome privacy for everyone.
The primary bedroom sits across the home and measures approximately 14 by 16 feet with a vaulted ceiling overhead. Its ensuite includes separate vanities, a freestanding soaking tub, separate shower, and two walk-in closets. One closet connects directly to the laundry room—a boss little shortcut that makes everyday chores considerably more convenient.
Coming in through the 2-car garage, a mudroom bench provides a landing zone for backpacks, shoes, coats, and gear before clutter can migrate into the living spaces. The garage also has a dedicated storage room measuring roughly 14 feet 6 inches by 5 feet for tools, sports equipment, and seasonal items.
Then there's the bonus level. A whopping 602 square feet upstairs can be finished during construction or saved for later. Turn it into a game room with a pool table, home theater, exercise room, office, hobby studio, or a combination recreation space. It's a choice way to gain substantial future living area without enlarging the main-level footprint.
House Plan 41456 brings plenty to the table: Mountain-inspired curb appeal, four bedrooms, split-bedroom privacy, fireplace-centered open living, outdoor cooking, deep porch space, smart family storage, and a huge expandable bonus area. It's a Farmhouse with personality and a floor plan ready to adapt as family life changes.

Q:Is the CAD version is REVIT compatible? What version and year is the CAD provided in?
A:Good afternoon,
We use Autocad 2024 and save the .dwg files down to Autocad 2013.
Autocad and Revit are both made by Autodesk and are compatible.
Q:Will the basement option show walls and beams to show the support of the main level?
A:We don’t show walls because it is a “in-ground future” basement. We do show beams and columns for support.
Q:Is their attic access given there is two windows on either gable ? There is a foyer window as well is that a vaulted entrance? Can the family room be vaulted ?
A:We have an attic access door at the bonus room. The windows at the front in the gables are located in the attic and are only for aesthetics. The Foyer and Great Room are 10’ flat ceilings. It is possible to raise just the Foyer ceiling so that the windows above the front door will shine in. It is also possible to vault the Great Room, but the fireplace would need to be recentered, so it aligns with the vault. This would make one built-in smaller than the other. If they want to proceed with these changes, please send them to a third party modifier.

Q:I am interested in this plan with a basement. Can you tell me where the stairs would be on this plan for the basement? Is this designed for 2x10 floor joists?
A:See attached for the stair location and the basement has 14” floor trusses.
Q:What size interior doors are planned for this home? Does this home come with ADA compliant standards?
A:We do not provide all door details prior to purchase. I can only share the typical: bedroom entry doors are at least 32” wide, openings at the main living area such as halls are at least 36” wide, other doors vary.
The bathrooms are not ADA compliant. That would require additional footage and a third-party modifier to adjust the plans.
Q:Will the basement mirror the outside dimensions of the living space? Will there be any walls dividing up the basement?
A:The basement does match the footprint of the living area on the main floor.
The basement is drawn as an unfinished space. We only have walls at the stairs and to support the structure.
If you need walls at that level, you will need to meet with your contractor.
Thanks and have a great day!
Q:Do you have a sample plan that I can view? Even if it's a much smaller house?
A:We do not
